For you guys who do contract work full time, how do you relay employment info to people who need to see an employment history or monthly income level (like banks for loans or landlords)?

I recently left a 10 year career as a cartographer for AAA and am currently a “contractor”, working for a local non-profit. I just started the contract work and have no real history to speak of. I am also looking for a new place for my wife and I to rent and am finding it difficult to get past landlords skepticism about my not having a traditional job right now (even though my contract rate is higher than my previous hourly equivalent).
